Letter of Introduction

A Partnership Built on Stewardship

At Imperra, management is never just about operations. It’s about stewardship.

The true differentiators in property management come down to the fundamentals: the right people and hiring practices, effective use of technology, dedicated owner care, and deep industry knowledge across property accounting, maintenance, tenant management, and market conditions. Add to that disciplined cost management and you have the keys to long-term stability and asset growth.

We understand this, which is why we care so deeply about the details. Because in property management, the details add up, shaping the resident experience, protecting the owner’s investment, and ensuring nothing falls through the cracks.

Our approach blends deep local expertise with a global perspective, customized strategies that fit your property’s unique needs, and meticulous attention to both the high-level vision and the day-to-day execution. From oversight to long-term asset protection, we focus on what matters most: proactive communication, transparency, and seamless coordination between residents, ownership, and service partners.

This commitment to detail and accountability has earned Imperra the trust of discerning owners and investors for more than 60 years. It would be our privilege to bring the same care and dedication to you.

We know that no property is generic, and neither is our approach to your property.

About Imperra

Setting the Standard in
Property and Asset Management

With over 60 years of proven experience, Imperra has built a reputation for creating long-term value for property owners, tenants, and businesses. We know no property is generic, and neither is our approach. That’s why we developed Imperra Modular Management: a flexible, systemized framework that allows us to tailor every aspect of management, from accounting to lease administration to operations, to the distinct needs of each client and asset.

For owners and investors, this means consistent performance, proactive cost control, and strategies designed to protect and grow asset value.

For residents and tenants, it means communities that feel genuinely cared for, where every detail, from maintenance to communication, is handled with transparency, accessibility, and respect.

At the core of our philosophy is a simple belief: property management is people management first. The right leadership and talent create the foundation for stability and growth, while systems, industry insight, and financial discipline build the structure that supports long-term success.

That’s why our focus is clear: hiring and developing the right people, leveraging technology to streamline operations, providing attentive owner care and insights, and applying deep industry knowledge across property accounting, maintenance, tenant management, and market conditions. Coupled with a disciplined focus on cost management, these priorities ensure that every property we manage performs at its best.

Underpinning it all is our operating philosophy. We maintain a process mindset: the right things, done the right way, by the right people. We commit to continuous and never-ending improvement, embedding growth and refinement into our culture. And we believe accessibility matters, answering calls, removing friction from tours, and keeping the human touch at the heart of every interaction.

This is the Imperra Advantage: a proven system of care, detail, and accountability that allows us to deliver peace of mind for owners, thriving communities for residents, and long-term value for every asset entrusted to us.

Sample Report

Commercial:

Deal Authorization Memo

Imperra’s Deal Memo sheet outlines the Proposed Deal Structure. It takes into account market conditions and any specific terms, tenant covenant and the Net Effective Rate (NER calculation).

This formula determines the landlord’s average rent per square foot after accounting for all costs and concessions. It is a more realistic measure since it accounts for incentives like free rent, tenant improvement allowances, landlord work, commissions, inducements and interest.

The result allows our clients to make informed decisions and provides a better comparison point for evaluating multiple offers or comparable deals within the property, since it represents the actual revenue a landlord receives over the life of the lease vs just the posted rate.
